Lake communities and golf course lots are typical of western Broward. Lots of water outside, lots of AC inside.

Short answer: we serve all of Parkland, about twenty minutes west of Boca Raton along Hillsboro or Glades Road. Parkland homes are bigger and newer than most in our area, so the mold we find tends to start in AC systems, attics and upstairs bathrooms rather than old plumbing. The inspection is free, and you get a written scope before anything is removed.

Why newer Parkland homes still get mold

Most of Parkland was built from the 1990s onward, in communities such as Heron Bay, Parkland Bay, MiraLago and Watercrest, plus the larger estate lots in the Ranches. These are tight, well-built houses, and that is part of the issue: they depend completely on their air conditioning to control humidity. A typical two-story home here runs two or three separate systems, with air handlers in the garage, a hall closet or the attic, and long duct runs through a hot attic. When one system struggles, or one condensate line clogs, the area it serves goes damp while the rest of the house feels fine.

Where we look first in a Parkland house

  • Attic air handlers. An overflowing pan above a bedroom ceiling shows as a stain downstairs only after the drywall is soaked.
  • Upstairs bathrooms. Shower valves and tub drains over finished ceilings leak slowly and unseen.
  • Kids' and guest rooms that are closed off. Vents shut and doors closed means less airflow and higher humidity in that room.
  • Garage-side walls. Water heaters, laundry lines and air handlers often share the wall between garage and living space.
  • Lake-facing windows and sliders. Rain driven across open water hits these hardest.

Larger homes, scoped carefully

In a 4,000 square foot house it is easy to over-remove: pull out a whole ceiling because a stain is in the middle of it, or treat every duct because one register smells. We take readings first and draw the boundary of what is actually wet or growing, so the scope covers that and nothing more. Where a duct system is affected, we check each zone separately rather than assuming the whole house is involved.

Homeowners associations

Most Parkland communities are gated with a homeowners association. We arrange gate access and, where the association asks for it, provide proof of insurance before the first visit. Work stays inside your home, so exterior approvals are rarely needed unless a roof or window repair follows.

Parkland questions

How far do you travel to Parkland?

Parkland is a regular part of our area, roughly twenty minutes west of Boca Raton. There is no trip charge, and the inspection is free.

One room upstairs smells musty but the rest of the house is fine. Why?

In homes with more than one AC system, that usually points to the system serving that zone: a clogged drain, a wet attic air handler or a duct problem. We check that system first.

Do you clean the whole duct system if one zone has mold?

Not by default. We assess each system separately and scope only the zone that has a problem, which keeps the cost down on larger homes.
