Boca Raton mold remediation, in numbers: most jobs cost an estimated $1,500–$6,000, priced at roughly $10–$25 per square foot of affected area. A small patch is about $500–$1,500, an attic $2,000–$7,000, an AC closet $800–$2,500, and whole-home work after a flood $10,000–$30,000 or more. These are estimates; your price comes in writing after a free inspection.
The headline ranges
| Job | Estimate | What it covers |
|---|---|---|
| Small area, under 10 sq ft | $500–$1,500 | Minimum job charges apply |
| One room or bathroom wall | $1,500–$6,000 | The most common residential job |
| Attic mold | $2,000–$7,000 | Average Boca attic |
| Air handler and AC closet | $800–$2,500 | Ductwork extra |
| Water extraction and dry-out, one room | $1,200–$3,500 | Clean-water leak caught early |
| Independent air testing | $350–$900 | Paid to the assessor |
Mold remediation by the size of the job
The single biggest factor is how much material is affected. Remediation is quoted on the affected area, not the size of the home, and every job carries fixed costs for setting up containment and air scrubbers, so small jobs cost more per square foot than large ones.
| Job | Estimate | What it covers |
|---|---|---|
| Small area, under 10 sq ft | $500–$1,500 | One spot on a wall, ceiling or cabinet base; a minimum job charge applies |
| Remediation priced by area | $10–$25 per sq ft of affected area | Containment, removal, HEPA cleaning and treatment |
| One room or a bathroom wall | $1,500–$6,000 | Typical single-area job with containment and drywall removal |
| Attic mold, average Boca attic | $2,000–$7,000 | Wet insulation out, decking and trusses cleaned and treated |
| Several rooms or a whole condo unit | $6,000–$15,000 | Larger containment, longer drying, more material out |
| Whole home after major flooding | $10,000–$30,000 | Structural drying plus remediation across most of the house |
Is a small patch worth a professional?
The EPA's homeowner guidance treats an area under about 10 square feet as something many people can clean themselves, provided the moisture problem is fixed and the material is non-porous or can be removed safely. Above that, or on drywall, insulation or inside an AC system, containment matters, and that is where the minimum charge earns its keep.
Inspection, testing and clearance
| Job | Estimate | What it covers |
|---|---|---|
| Visual inspection with moisture readings | Free | What we do before quoting any job |
| Independent assessment with air samples | $350–$900 | Licensed assessor; usually two to four samples plus an outdoor control |
| Additional air or surface sample | $75–$150 per sample | Lab fee per extra room or swab |
| Post-remediation clearance test | $250–$600 | Assessor's visual check and samples before containment comes down |

Water damage and drying
When a leak is caught in the first day or two, drying it costs far less than remediating the mold it would otherwise cause. The category of water, clean, gray or black, decides how much has to be removed.
| Job | Estimate | What it covers |
|---|---|---|
| Water extraction and dry-out, one room | $1,200–$3,500 | Clean-water leak caught early; three to five days of equipment |
| Several rooms, clean water | $3,500–$9,000 | Burst supply line or AC overflow that spread |
| Flood cuts and wet drywall removal | $2–$4 per sq ft of wall | Bottom 2 to 4 feet of drywall and wet insulation out |
| Gray or black water cleanup | $4,000–$12,000 | Appliance discharge, toilet overflow or storm water; more removal and sanitizing |

AC and duct mold
| Job | Estimate | What it covers |
|---|---|---|
| Air handler and AC closet mold cleaning | $800–$2,500 | Cabinet, coil area, blower housing, closet walls and floor |
| Duct mold cleaning (duct board replacement through our HVAC partner) | $1,500–$5,000 | Depends on how many runs are affected and how they are reached |
| Condensate drain line cleared and treated | $150–$350 | The usual cause of AC-closet water and mold |

Price per square foot, worked through
South Florida contractors commonly quote remediation at about $10 to $25 per square foot of affected area, with hard-to-reach spots higher. A bathroom where 60 square feet of wall and ceiling is affected would therefore come to roughly $600 to $1,500 in area cost, but the setup, containment, air filtration, disposal and drying that every job needs push the real total toward the $1,500 end of the one-room range. That is an illustration, not a quote.
What pushes a Boca Raton job up or down
- What the mold is on. Tile and metal clean; drywall, insulation, carpet and duct board come out.
- Access. An open garage wall is quick. A tight attic over a tile roof, or a closet in a high-rise unit, is not.
- Condo rules. Insurance certificates, elevator protection and limited working hours add labor time.
- Drying needed. Concrete block walls and slab hold water and can add days of equipment.
- The source. If a roof, plumbing or AC repair is needed first, that is a separate cost from a separate trade.
- Testing. Optional, but some sales, associations and insurers require it.
Why two Boca quotes for the same mold can be far apart
- One quote fixes the cause, the other does not. Spraying and painting is cheap and rarely lasts.
- Containment is or is not included. Without negative air and sealed barriers, removal can spread spores into clean rooms.
- Different amounts of material. A quote built on moisture readings removes what is wet; one built on a glance may take too little or too much.
- Drying, disposal and treatment left off the page. Check that every quote lists them.
- Testing bundled in. A company that tests and remediates the same house within 12 months is working against Florida's separation rule; ask who is doing the assessment.

Cost questions
How much does mold remediation cost in Boca Raton?
Most residential jobs fall between an estimated $1,500 and $6,000, which covers a single room or a bathroom wall with containment; an AC closet on its own is usually less, about $800–$2,500. Small patches under 10 square feet run about $500–$1,500, attics $2,000–$7,000, and whole-home work after flooding $10,000–$30,000 or more.
Why is remediation priced by the affected area and not the house?
Because the work happens only where the mold is. Containment, removal and cleaning scale with the square footage of affected material, so a 3,000 square foot home with one bad closet can cost less than a small condo with mold through every room.
Does a condo cost more than a house?
Sometimes. High-rise work adds association requirements such as insurance certificates, protected elevators and limited hours, and getting equipment up and debris down takes longer. It shows up as labor, not a surcharge.
Is the inspection included?
Our visual inspection, moisture readings and written estimate are free. Independent lab testing and clearance are paid directly to the assessor, and you decide whether you want them.
