In short: in Boca Raton the air conditioner is the most common place mold starts, because it pulls water out of humid air all day and that water has to drain somewhere. When the drain line clogs or ducts sweat, the closet, the coil area and the ducts grow mold. Cleaning the air handler and its closet usually costs $800–$2,500; affected ductwork adds to that.
Why AC systems grow mold in South Florida
An air handler here may remove several gallons of water from the air on a humid summer day. It collects in a pan and runs out through a condensate line. Algae and sludge build up in that line, the pan overflows, and the closet floor, the wall behind it and the platform the unit sits on stay wet. Separately, ducts and plenums that run through a hot attic can sweat on the outside when insulation is damaged, and the inside of a dirty coil and blower housing stays damp after every cycle. Mold growing in any of these places gets blown through the house each time the system runs.
Signs the AC is the source
- A musty or dirty-sock smell that is strongest in the first minutes after the AC turns on.
- Black spotting on supply diffusers or return grilles, especially in one room.
- Water stains, rust or soft drywall in the air handler closet, or a wet platform under the unit.
- A float switch that keeps shutting the system off.
- Rooms that never feel dry even with the AC running.
What we clean and replace
The work is scoped from what we find at the inspection, but a typical AC mold job covers:
- The closet. Wet or moldy drywall and baseboard around the air handler is removed under containment, the framing and slab cleaned and treated, and the closet left ready to close back up.
- The cabinet and blower. The air handler's interior surfaces, blower housing and wheel are cleaned, and the coil area is treated where it can be reached.
- The drain. The condensate line is cleared, flushed and treated, and we check the pan, the float switch and the line's slope.
- The ducts. Metal ducts with surface growth can be cleaned. Fiberglass duct board and flex duct that has grown mold internally generally has to be replaced, because the porous lining cannot be cleaned reliably. That replacement is licensed AC work, so we coordinate it with an HVAC contractor we work with.
Mechanical repairs, such as a new coil, a replaced pan or a full system, are for a licensed HVAC contractor. We tell you when that is needed and coordinate the order of work so the cleaned closet is not contaminated again.
What it costs
| Job | Estimate | What it covers |
|---|---|---|
| Air handler and AC closet mold cleaning | $800–$2,500 | Cabinet, coil area, blower housing, closet walls and floor |
| Duct mold cleaning (duct board replacement through our HVAC partner) | $1,500–$5,000 | Depends on how many runs are affected and how they are reached |
| Condensate drain line cleared and treated | $150–$350 | The usual cause of AC-closet water and mold |
Estimated ranges from Florida HVAC mold and duct contractors' published pricing and national guides, checked in October 2026. Duct work in particular depends on how many runs are affected and whether they can be reached from the attic, so we price it after looking.
Keeping it from coming back
- Have the condensate line flushed at least once or twice a year; many Boca owners add it to their AC maintenance visit.
- Change filters on schedule and keep the return grille clear.
- If you leave for the summer, keep the AC running at a moderate setting rather than off; a dehumidifier setting helps if your thermostat has one.
- Fix torn duct insulation in the attic so ducts do not sweat.
If the water from the AC has already spread into walls or flooring, see water damage restoration, or read about mold remediation in Boca Raton for larger jobs.
AC & duct mold removal: common questions
Is general duct cleaning the same as duct mold removal?
No. Standard duct cleaning removes dust and debris. Mold in ducts needs the moisture cause fixed first, and porous duct board or flex duct with internal growth usually has to be replaced rather than cleaned.
Can I keep running the AC while it has mold?
In Boca Raton's heat, turning it off often makes indoor humidity worse. In most cases it is better to keep it running with a clean filter until we can assess it, unless the closet is actively flooding.
Do you replace the air conditioner?
No. We remove the mold and fix the conditions around the unit. If the coil, pan or system needs replacing, that is a job for a licensed HVAC contractor, and we will tell you if we think it is needed.
Will fogging or a UV light fix mold in the AC?
Not on their own. They may help keep a clean coil clean, but they do not remove growth that is already on surfaces or inside duct lining, and they do nothing about the water causing it.
